Utilities/Access

 

Power and phone are run to the headquarters.  The water for the residence is from a spring.  The ranch is easily accessible from Routt County Road 44B off of HWY 40.  The Yampa Valley Regional Airport (HDN) is another 9 miles west of the Ranch.  The airport has several daily flights to Denver and Salt Lake City during the summer and daily flights to Atlanta, Chicago, Dallas/Ft. Worth, and Newark during the ski season.

 

 

Use/Taxation

 

Currently the ranch is used for summer grazing for about 50 pairs.  The agricultural tax status and the conservation easement keep the taxes low at $681 for 2009.  The Conservation Easement is held by the Yampa Valley Land Trust and does allow for an additional homesite north of the existing structures.

 

Water Rights

 

Water rights consist of 111 a.f. out of Lake Windemere, which is located on the adjoining property.  Two adjudicated springs also supply water to the house and for the livestock.

 

Wildlife

 

The ranch has traditionally been used during the fall for deer and elk.  It is not uncommon to take 5x5 bulls off of the ranch and an occasional 6 point.  The sellers currently lease it out to hunters.
