The 4 Lazy J is a privately gated, 40 acre "Old West" compound that is adjacent to the world renowned 8,000+ acre C Lazy U Guest Ranch. Along with the 6,000 square foot main home and attached garage, the Ranch also includes a three bay garage with an apartment, a horse barn complete with a two bedroom apartment, loafing sheds, tractor shed and ample horse pastures. LOCATION

The Ranch is located north of Winter Park, Colorado which is the home of one of America’s finest Ski resorts. Travel through Winter Park on Highway 40 to Granby. Once past Granby, continue on Highway 40 for 3 miles and you will come to the junction of Highway 125. Turn right (the only way
you can turn) and continue on Highway 125 for 3.5 miles. On the east side of the road, you’ll see a large C Lazy U sign over the main Ranch road. The third right past that road is the private entrance to the 4 Lazy J Ranch.

ACREAGE AND DESCRIPTION

Set in a beautiful meadow on 40 acres, this classic mountain ranch home is 6,000 square feet of thoughtfully designed Western architecture. WILDLIFE AND RECREATION

As a member of the C Lazy U Guest Ranch, an owner is able to participate in a full range of hunting, fishing and outdoor recreation. The ranch is home to a healthy population of mule deer, elk, antelope, black bear and mountain lion. A Ranch outfitter can schedule hunts or fly fishing expeditions for any member interested in hunting or fishing the property.

Excellent fly fishing is available on Willow Creek which runs through the 4 Lazy J and C Lazy U Ranch. Willow Creek Reservoir, a well know fishery is just upstream from the property.

WATER RIGHTS AND RESOURCES

Water rights on the ranch are supplied by an adjudicated “gallery well” located on the south side of Willow Creek. This is an “infiltrator” type well which supplies all of the water needs of the 4 Lazy J Ranch.

IMPROVEMENTS

The main house is approximately 5,941 square feet of extraordinary living space. The home includes a two car heated, 1,103 square foot garage and features a beautiful kitchen with an AGA range nestled in the stone chimney. The expansive great room has wonderful views of the ranch through its towering windows. The massive stone fireplace adds further elegance to this living space. The comfortable theater and audio system is state of the art and is enjoyed by family and guests alike. There is a DVD management system with video distribution throughout the entire house. There are volume and sound controls in a number of locations throughout the home. The lighting is all controlled via a Lutron lighting control system.
