Each client receives a customized analysis tailored to their specific Ranch requirement

CLIENT NEEDS:

Sit down with buyer and family members to develop an action plan. Outline location parameters followed by climate, lifestyle, local amenities, economic and day to day ranching considerations.

Determine the type of Ranch that best meets the needs of the buyer.

Establish budget guidelines factoring in what it will cost to operate the Ranch on an ongoing basis in a quality manner.

Discuss the transaction from an investment value as well as a legacy prospective.

Review additional investment considerations that will affect family members.

BASED ON THE CLIENTS CRITERIA, SEVERAL RANCHES WILL BE IDENTIFIED AND PRESENTED. AFTER TOURING THE RANCHES THAT MEET THE INITIAL CRITERIA, TYPICALLY TWO TO THREE RANCHES ARE PICKED FOR FINAL CONSIDERATION. WE WILL RIGOROUSLY INVESTIGATE EACH RANCH AND WORK WITH THE CLIENT TO DETERMINE THE OPTIMAL RANCH INVESTMENT.

Ranch Investment Analysis:

A spreadsheet will be prepared which compares the top two or three ranches and their various components. We will look at each ranch and rank it’s attributes on an objective and subjective analysis.

We may recommend professional independent contractors to assist us in determining the value of the Ranch. We have working relationships with many of these contractors and will work with you to engage the right consultant.

Examples include; appraiser, stream mgmt. consultants, general contractors, conservation easement entities, legal counsel, etc.

  • Once our preliminary due diligence is completed we
    will have a clear understanding of the ideal Ranch
    property to pursue.

  • We will work diligently to establish negotiating
    leverage and determine a strategy to pursue
    negotiations with the Ranch owner.
