EMERALD VALLEY RANCH

Emerald Valley Ranch is located southwest of Colorado Springs on Old Stage Road leading to the historic mining town of Cripple Creek, just 8 miles from the internationally known Broadmoor Hotel and 40 minutes from the Colorado Springs airport.

 The historic Emerald Valley Ranch was built in the 1930’s to serve as Spencer Penrose’s Summer retreat.

The ranch is nestled in a secluded valley surrounded by the mountains and clear streams which flow into two trout lakes offering fishing opportunities for wild trout as well as Trophy Rainbows in the lake. Emerald Valley Ranch sits on 16 acres and is encircled by the Pike National Forest which offers limitless hiking  and horseback riding over mountain trails abounding with breathtaking scenery, abundant wildlife, and a wide variety of wild flowers.

 The center piece for this rustic Guest Ranch is the original 4347 sq. ft. lodge, complete with a gourmet kitchen, lake views and historic memorabilia from it’s days of origin. Emerald Valley Ranch can accommodate 43 guests in it’s 11 cabins. 

All of the cabins have been modernized to include private baths and kitchenettes.

 The 3000 sq. ft . log home that serves as the owner’s residence overlooks the ranch with majestic views in all directions.

Also included are complete equestrian facilities, including a barn, corral, tack room and tool shed.

 The Emerald Valley Ranch is the ideal facility to cater to weddings, family reunions, corporate retreats,  church groups, and anyone looking for that personal, customized touch.

 

LOCATION:
7855 Old Stage Road, Colorado Springs, CO .  The Ranch is less than one hour from the Colorado Springs airport, and only eight miles from the world famous Broadmoor Hotel.

From the Broadmoor, take E Pomar rd West to Penrose Blvd.  Left on Penrose ½ mile to Old Stage Rd.  Then Old Statge Rd for approximate 7 miles, follow the signs.

 

INVESTMENT DESCRIPTION :

This investment opportunity is a remote, historic Guest Ranch that is strategically located near a major vacation / population center. The Ranch provides an excellent venue for small to medium sized weddings, corporate or Church events. Horses are available at the nearby Broadmoor stables

The ranch will be sold with all guest room furnishings included.  The lodge will be sold with all kitchen furnishings.  The owner will keep some lodge furniture.

Additionally Included, will be a large event / wedding tent.  A list of ranch equipment and vehicles will be provided to interested owners.

 

SEASONAL OPERATION:

The ranch has operated as a three season operation.  It could function as a  four season operation should the new owner choose to.

Presently, recreational activities include, fishing, hiking, horseback riding.  The ranch is ideally suited to Weddings, Conference Center activities and other private group activities.
